Hobby machine shop for sale( WILL NOT SEPARATE), $27,999, Norfolk County, ON

I think this is again one of these sales where the owner really, really does not want to sell.

Price even for AB is way too high individually. For ON at least 2x.

It sounds like there's a lot included that is not pictured as well, and I have no doubt that he has much more than that into it, but......... For a hobbiest that is just getting his toes wet, that is a hell of a lot of money to spend just to see if you like it, for those that have been in the hobby for several years, we already have most of it and only need odds and bobs to fill out the collection.
That is my take on it, but I don't have an extra $28,000 kicking around either, so I may be biased in a certain direction.

Who includes a drawer full of dirty jumbled up tooling if they have other stuff actually worth something elsewhere?

I'm on @Tom Kitta's page. He doesn't want to sell......

Maybe his wife is making him sell but he doesn't want to.....

Yeap, that is my “I don’t want to sell price”. There is a guy in Norwood that has an antique barn on the 7. Full of stuff that is worth 10% what he is asking anywhere else.

BTW, this seller originally listed the shop for sale for $19,999 on March 5 (or maybe earlier). He then put the price UP to $29,999.

Now he has come 'down' to $27,999.

Presumably he got lots of requests from his prior ad asking him to sell one or two items and that's why he put "WILL NOT SEPARATE" in the ad title, now. I'm thinking this guy is 'a few fries short of a Happy Meal'! ;)

Oh, I think it's possible. For the right price a reseller might take it all.

It's also possible the seller is just saying it's pending, which will fail, to try and con buyers he thinks might be on the fence into jumping in.

I've met two different guys buying whole shops and reselling. They are looking for 25-30 cents on the targeted resell price. They would offer much less than I valued the equipment at.

For instance, a shop with a 5HP SawStop cabinet saw, 8" long bed jointer, with about 5 other floor standing tools, and lots of hand tools, went for 6K$. They got almost all of it back on selling the saw stop. the rest was gravy.

Well hopefully they are not successful, it seems all resellers do is increase the price.

There are lots of advertisements in Model Engineer for buying complete workshops in the UK, and I wonder what their multiplier is on the purchased price.
